RESIDENTIAL AREA NO. 3
NORTH END AREA

(1) Kensington Parkway Area
This has been an area of major development within the city for the past decade, and it contains a wide variety of dwelling types, styles and amenities. Predominant types are one and two storey single unit dwellings. The majority are situated on large lots (many are 65 X 100 feet) on wide, well-treed streets. There are also numerous semi-detached dwellings scattered throughout the area and particularly prevalent in the Dana Street area. Many medium-sized apartment complexes have been developed in the vicinity of Kensington Parkway and Laurier Boulevard and are serviced by the Kensington Shopping Plaza. These complexes provide one to three bedroom apartments in two to four storey buildings. House prices vary with an average split level and bungalow ranging from $85,000 to $125,000. Two storey houses range from $125,000 to $240,000 and semi-detached homes range from $80,000 to $95,000. There are no vacant building lots available in this area.

(2) Millwood Avenue Area
A major area of recent and current development straddles Millwood Avenue in several distinct enclaves. On the east side, in the area bounded by Laurier Boulevard., Briarwood Drive and Vista Drive, is an area of one and two storey single family houses, most of which are about 16 years old. The majority are on 60 x 100 feet lots with garages or carports, dining rooms, recreation rooms, and two baths. Prices range from $120,000 to $145,000 for bungalows and side-splits, and $140,000 to $235,000 for larger two storey homes.

Located on the east side of Millwood Avenue is a large townhouse and garden home development called Sheridan Green. This complex offers one, two, three and four bedroom units, most with garages and recreation rooms. These homes range in price from $70,000 to $85,000. There is also a Condominium development of Townhouses, again three and four bedroom designs, but without garages. Prices range from $65,000 to $75,000 and many are owned by investors as rental units.

On the west side of Millwood, south of Laurier, is a 3 year-old cluster of single family houses. Prices range from $165,000 for a 1 1/2 storey to $240,000 for a larger two storey with a pool. Further down Millwood, on the west side, a small cluster of three storey townhouses, priced in the $130,000 range, has recently been built.

The southerly extension of Cuthbertson Avenue has recently been developed with 41 freehold townhouse units with a price of $99,900. The development has been entirely sold. A 47 unit rental apartment building is under construction at the southwest corner of Millwood Avenue. The remaining vacant land lying south of the Cuthbertson Avenue extension and between Windsor Drive and Millwood Avenue is zoned for apartment buildings.

(3) Hillcrest Drive Area
Only the southern section of this area has been developed or is under development at this time. Housing in this area consists exclusively of one and two storey single unit dwellings. With the exception of the Hillcrest - Duke Street areas, all homes in this neighborhood are less than 8 years of age. Homes along Hillcrest Drive and Duke Street are 10 to 25 years old. Most homes have garages or carports, separate dining rooms, two baths and many have in-ground pools. Average lots are 50 X 100 feet in size. Bungalow prices range from $95,000 to $110,000 and two storey homes range from $120,000 to $145,000.

(4) Windsor Heights Area
Most homes range from 10 to 20 years of age and are one or two story single family dwellings. There are some apartment buildings and semi-detached dwellings in the southern part of the area. Many homes in this area have in-ground pools, two baths, separate dining rooms, and garages or carports. Lots are generally 50 X 100 feet in size. Large two storey and split-level homes range in price from $115,000 to $160,000. Side splits range from $95,000 to $115,000 and raised bungalows range in price from $105,000 to $120,000.

(5) Hunter's Hill / Windsor Drive East Side
Prices in Hunter's Hill are $159,900 for a bungalow with semi-finished basement and single garage to $224,900 for a 2400 sq ft two storey house with double garage. There are only a few lots still available in the development, all of which have basements already in place. Approved, but presently on hold, are 226 lots in an unnamed development on the east side of Windsor Drive, abutting the Hillcrest Drive area.

(6) Bridlewood/Laurier Boulevard
Phase I of this development consists of 68 semi-detached units ranging in price from $120,000.00 to $130,000.00. Construction is currently in progress.
